DESIGN STANDARDS
A.
Improvements Between Streets and Buildings
The
Standards of Section 138 shall apply.
B.
Building Entries and Orientation
The
Standards of Section 138 shall apply except that:
1.
Notwithstanding provisions of Sections 138.V and VIII, within the SCRP District,
buildings on lots abutting Bronson Creek, Rock Creek, Johnson Creek or any
usable open space allowed in Section 141.III.J.1 shall be allowed, at the
option of the applicant, to treat the side of the building facing the Creek
or wetland area as its main public entrance. In order to take advantage
of the aesthetic and environmental quality of the creek in the building
design, the applicant may reorient off-street parking, entrances, sidewalks,
etc. so as to maintain usable open space or lawn area between the facade
of the building and the creek bank.
2.
In the AmberGlen Business Park where:
a)
Deed Covenants, Conditions and Restrictions ("CC&Rs") or the approved
AmberGlen Concept Plan (converted AmberGlen PUD) prohibit or restrict
access to the adjacent major street or require access to a site from a
private street or drive; or
b)
the opportunity exists to take advantage of commons areas, water features
and other usable open space on or adjacent to AmberGlen PUD Lots 9, 16,
17 and 18 (or any configuration thereof for multiple lot buildings),
the
main building entrance may be oriented to the private street or drive,
or towards the open space tract, as appropriate, provided the main building
entrance is served by an adjacent pedestrian access that is a reasonably
direct route from the public sidewalk to the main entrance and is constructed
to the same or equivalent standards, including landscaping standards provided
in Section 141.IV.K, as would be required on the public street.
C.
Ground Floor Windows and Building Facades
The
Standards of Section 138 shall apply.
D.
Building Step-Back Requirements
The
Standards of Section 138 shall apply
E.
Location and Design of Off-Street Parking
The
Standards of Section 138 shall apply except:
1.
Off-street parking within lots or parcels abutting Bronson Creek may site
the parking between the street and the building provided the space between
the building and the creek bank is enhanced as usable open space as provided
in Section 141.V.B.1.
2.
If included in an approved Concept Development Plan, a major institution
located in the SCRP District shall be allowed to locate off-street parking
in a manner that enhances the collegiate atmosphere and pedestrian orientation,
and reduces vehicular penetration into the heart of the campus. Mechanisms
to accomplish this objective may include, but are not limited to, providing
centrally-located visitor parking, and dispersing parking around the perimeter
of the campus. Such a parking plan shall be consistent with the pedestrian-oriented
nature of the Station Community, and include an internal pedestrian and
bicycle network linking the satellite parking areas, but shall not create
a parking lot larger than twenty-four thousand (24,000) square feet. Where
parking demand in a particular location exceeds that which can be accommodated
within 24,000 square feet, two or more lots may be constructed provided
they are separated by a landscape buffer of at least ten feet (10') in depth
with continuous perimeter vegetation except for breaks for circulation.
F. Drive-Through

The
Standards of Section 138 shall apply.

Outdoor Display and Storage
The
